Some homes are moving fast again in Mandarin and nearby areas

Rates are high. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. That is real, and it matters. But here is what the local numbers say for the three months ending August 31, 2026: buyers are still moving fast on the right homes.

The Real Estate Data Aggregator counted 664 homes sold across the Mandarin, Baymeadows, and Southside area in that period. That is down just 1.5% from the same months a year ago. Pending sales actually rose 1.8% to 733. The market did not stop. It got more selective.

The two-week window is the story

If a home is priced right, buyers are not waiting. The Real Estate Data Aggregator found that in ZIP 32223, nearly 4 in 10 homes went under contract within two weeks of listing, in the three months ending August 31, 2026. That share jumped 18.8 points from a year before. In ZIP 32257, 35% did the same, up 8.3 points. Those are real shifts.

Not every ZIP moved at the same pace. ZIP 32256, the Baymeadows area, had a median of 71 days on market, according to the Real Estate Data Aggregator. That is still 20 days shorter than a year ago, which is progress. But it tells a different story than 32223, where the median was 45 days.

What the prices look like right now

Prices moved in different directions depending on where you look. The Real Estate Data Aggregator showed the median sale price in ZIP 32257 rose 6.6% year over year to $362,500. In ZIP 32223, it dipped 5.4% to $440,000. In ZIP 32258, it was down 3.3% to $377,083. Some areas gave a little on price. Others held or gained.

Inventory is tighter than it looks

Across the whole area, homes for sale fell 25.3% compared with a year ago, according to the Real Estate Data Aggregator. That drop in supply is part of why well-priced homes move fast. There are simply fewer choices for buyers.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026, and 20.8% of listings saw price cuts, the highest share since October 2022. That is the national picture. This local market is tighter on supply, and the pace of pending sales here is actually up, not down.

What this means if you are selling

The first two weeks after you list are the most important. The Real Estate Data Aggregator data makes that clear. Homes priced well are going under contract fast. Homes that sit past that window tend to sit longer and sometimes need a price cut to get moving. Pricing right from day one is not a suggestion. It is the strategy.

The share of homes that sold above list price is rising in every ZIP in this market, according to the Real Estate Data Aggregator. In ZIP 32258, 18.5% of homes sold above list, up 9 points from a year ago. In ZIP 32257, 17.7% did, up 10.7 points. That does not happen by accident. It happens when a home is prepared well and priced to attract competition.

What this means if you are buying

Rates above 7% are a real cost. CNBC reported mortgage applications to purchase a home were 15% lower than the same week one year ago. Fewer buyers in the pool can work in your favor. But the homes that are priced and presented well are still moving in two weeks or less. You need your financing ready before you start looking, not after you find something you like.

Also, get your insurance quotes early. Buyers in this part of Florida often underestimate what insurance will add to a monthly payment. Check the flood zone for any address you are serious about, before you fall in love with the house.

In short
  1. Rates are above 7%.
  2. Supply is down 25.3% across this market.
  3. Pending sales are up.
  4. In ZIP 32223, nearly 4 in 10 homes went under contract within two weeks.
  5. The market is not frozen.
  6. It is just rewarding the homes that are ready and priced honestly.

One more thing worth saying: the numbers above cover whole ZIP codes. What happens on your specific street can look different from the ZIP code average. A few sales near you can shift your picture in either direction. That is why the ZIP code data is a starting point, not the final answer.
