One part of Baymeadows and Etown is moving much faster than the other

Nationally, Redfin reported U.S. home prices rose 3.8% from a year earlier in September. That number sounds tidy. But inside Baymeadows and Etown, the Real Estate Data Aggregator counted two ZIP codes that look nothing alike right now.

ZIP 32246 had a median sale price up 8.7% from the same period last year. ZIP 32256 saw its median sale price dip 1.7% over the same stretch. Same general area. Very different results. The reason matters for anyone thinking about buying or selling here.

Speed tells the real story

The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing, for the three months ending August 31, 2026. In ZIP 32246, that number was 32.7%. Nearly one in three homes found a buyer that fast. In ZIP 32256, it was 21.4%. Still a meaningful share, but noticeably slower.

Days on market back that up. The Real Estate Data Aggregator put the median at 48 days in ZIP 32246 and 71 days in ZIP 32256 for the same period. That is a 23-day gap. For a seller, that gap is the difference between a smooth move and a long wait.

Prices are moving in opposite directions

In ZIP 32246, the Real Estate Data Aggregator put the median sale price at $375,000, up 8.7% from the same three months in 2025. In ZIP 32256, the median came in at $404,000, but that was down 1.7% from a year ago. So the higher-priced ZIP actually lost ground on price, while the lower-priced one gained.

Sellers in 32246 are also getting closer to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.4% there, versus 97.2% in 32256. And 15.7% of homes in 32246 sold above list price, compared to 7% in 32256. Those gaps add up when you are negotiating.

Fewer homes are coming to market, and fewer are selling

Across both ZIP codes together, the Real Estate Data Aggregator counted 362 homes sold in the three months ending August 31, 2026. That is down 12.8% from the same period in 2025. New listings across both ZIPs also fell, down 7% to 491 homes. Inventory dropped 26% combined, to 489 homes for sale.

Fewer listings and fewer sales at the same time tells you this market is not frozen, it is just quieter. Buyers have a little more room to think. Sellers need to price carefully, because buyers are watching.

The national picture adds one more thing to watch

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. Realtor.com also reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. Those are national numbers, not local ones. But they shape what buyers expect when they walk in the door.

Redfin reported that nationally, an estimated 1,510,784 sellers were active in September, the most since March 2020. Meanwhile, an estimated 928,892 buyers were active, the lowest level since 2013. More sellers than buyers nationally means buyers feel they have options. In ZIP 32246 locally, though, the data tells a tighter story.

In short
  1. ZIP 32246 is moving faster, pricing stronger, and gaining value year over year.
  2. ZIP 32256 has more inventory, slower days on market, and a median price that dipped slightly.
  3. Both ZIPs saw fewer homes sell compared to last year.
  4. The strategy for a buyer or seller depends heavily on which side of that ZIP code line the home sits on.

One more thing worth saying: these numbers cover whole ZIP codes. One street inside 32256 can behave completely differently from the ZIP average. And one subdivision inside 32246 might move slower than the rest. The ZIP code is the starting point, not the final answer.
