One part of Baymeadows and Etown is moving faster than the other

If you own a home in Baymeadows or Etown, here is the most important thing to know right now. This market is not one market. It is two, sitting side by side, moving at very different speeds. Getting that wrong at the start costs you time and money.

The Real Estate Data Aggregator tracked both ZIP codes for the three months ending August 31, 2026. The numbers tell a clear story.

The speed gap is real

ZIP 32246 moved in a median of 48 days, according to the Real Estate Data Aggregator. ZIP 32256 took 71 days. That is a 23-day difference inside the same general area. For a seller, 23 extra days on the market is not a small thing. It means more carrying costs, more showings, and more pressure to cut the price.

Who is going under contract fast

The Real Estate Data Aggregator found that 32.7% of homes in ZIP 32246 went under contract within two weeks of listing. In ZIP 32256, that share was 21.4%. Nearly one in three homes in 32246 found a buyer quickly. In 32256, closer to one in five did. That gap tells you something about how buyers are feeling in each part of the market.

Price tells part of the story

The Real Estate Data Aggregator put the median sale price in ZIP 32256 at $404,000 for the three months ending August 31, 2026. That is down 1.7% from the same months in 2025. In ZIP 32246, the median was $375,000, up 8.7% from a year before. So 32246 is the lower-priced ZIP right now, and it is the one where prices are rising. That combination is worth paying attention to.

Sellers are getting close to list price in both ZIPs

The Real Estate Data Aggregator found that homes in ZIP 32246 sold for 98.4% of list price on average. In ZIP 32256, that figure was 97.2%. Both are solid. But in 32246, 15.7% of homes sold above list price. In 32256, only 7% did. If you price your home well in 32246, you have a real chance of a bidding situation. In 32256, that is less common.

For context, Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Locally, the picture is more mixed. Some homes here are drawing multiple offers. Others are sitting. The difference is mostly about which ZIP code and how the home is priced.

Inventory is tighter than it was

Across both ZIP codes together, the Real Estate Data Aggregator counted 489 homes for sale during the three months ending August 31, 2026. That is down 26% from the same period in 2025. Fewer homes to choose from generally helps sellers. But it has not lifted prices equally in both ZIPs, which tells you the demand side is doing the heavy lifting in 32246 more than in 32256.

Rates are making buyers careful

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters here because buyers are doing the math more carefully before they commit. A home that is priced right for its ZIP code still moves. One that is priced for the wrong part of the market sits. That is the whole story in two sentences.

What this means if you are selling

Your ZIP code is not just a mailing address. It shapes how buyers find you, how they compare you to other homes, and how fast they move. A seller in 32246 should price to attract quick offers and be ready for a fast close. A seller in 32256 should price carefully, prepare the home well, and build in a little more time. Neither approach is wrong. The wrong move is using the same plan for both.

What this means if you are buying

If you are focused on 32246, plan to move quickly. The Real Estate Data Aggregator shows nearly one in three homes there went under contract within two weeks. Have your financing ready before you start looking. In 32256, you have a little more room to think. But do not assume every home there is slow. One street can read very differently from the whole ZIP code.

In short
  1. ZIP 32246 is moving faster, with a 48-day median and 32.7% of homes under contract within two weeks, per the Real Estate Data Aggregator.
  2. ZIP 32256 takes longer at 71 days, with 21.4% going fast.
  3. Pricing and prep should match the ZIP you are in, not the market overall.
