Homes are selling faster in key parts of this market
The headline number is simple. Realtor.com reported that Jacksonville days on market fell 10 days year over year. That is the broad picture. But when you zoom into the specific areas most of my clients buy and sell in, the story gets more interesting, and more useful.
These numbers cover the three months ending August 31, 2026. That matters. Real estate moves in seasons, and comparing the same window a year apart is the fairest way to see what actually changed.
The fastest movers: Julington Creek area and Ponte Vedra mailing address Nocatee
ZIP 32259, which covers the Julington Creek area, saw the biggest speed gain. The Real Estate Data Aggregator counted median days on market at 63 days. That is 29 days shorter than the same period in 2025. That is a meaningful shift for sellers who were sitting and waiting last year.
ZIP 32082, which carries a Ponte Vedra mailing address and covers Nocatee, had its own standout number. Nearly 3 in 10 homes there went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is a 13.3-point jump from a year ago. Not every home moves that fast, but that share is real.
How each area compared, side by side
| Julington Creek (32259) | World Golf Village (32092) | Nocatee area (32081) | Ponte Vedra / Nocatee (32082) | |
|---|---|---|---|---|
| Median sale price | $549,450 | $480,824 | $699,787 | $852,500 |
| Median days on market | 63 days | 69 days | 90 days | 66 days |
| Under contract in 2 weeks | 25.2% | 22.2% | 21.6% | 29% |
| Sold above list price | 9.4% | 10.9% | 7.7% | 4.1% |
| Sale to list price | 98.4% | 98.1% | 97.7% | 95.9% |
A few things stand out in that table. The World Golf Village area had the highest share of homes selling above list price, at 10.9%, per the Real Estate Data Aggregator. The Ponte Vedra mailing address ZIP 32082 had the highest median price at $852,500, but also the lowest sale-to-list ratio at 95.9%. That tells you buyers there are negotiating more, even as more of them are moving quickly.
ZIP 32082 also had a median price that was down 18.8% from a year ago, according to the Real Estate Data Aggregator. That is a big swing. It likely reflects a change in the mix of homes that sold, not necessarily that any one home lost that much value. But it is worth knowing if you are pricing in that area.
Inventory is tighter than it looks
Across all four ZIPs together, the Real Estate Data Aggregator counted 1,433 homes for sale in the three months ending August 31, 2026. That is down 31.3% from the same period in 2025. Fewer choices for buyers, more competition for the right home.
Realtor.com reported that Jacksonville inventory declined 13.7% year over year among the top 50 metros. The Real Estate Data Aggregator numbers for these specific ZIPs show an even steeper drop locally, at 31.3%. That gap matters if you are a buyer planning your options.
What rates are doing to the picture
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Rates above 7% slow some buyers down. That is part of why not every home is moving in two weeks, even in the faster areas.
If you are relocating here and renting while you search, Realtor.com reported the median asking rent in Jacksonville for August 2026 at $1,478, down 1.3% from a year ago. That gives you a little more breathing room while you look.
What this means if you are selling
Speed is back in parts of this market. But not every home is moving fast. The Real Estate Data Aggregator shows that even in the Julington Creek area, where days on market dropped 29 days, the median is still 63 days. That is not instant. Pricing and condition still drive the difference between a home that goes in two weeks and one that sits.
The share of homes selling above list price ticked up in every area, but it is still in the single digits for most of them. That means you are not likely to get a bidding war just by listing. You need to earn it with the right price and the right prep.
What this means if you are buying
When nearly 3 in 10 homes go under contract in two weeks, delays cost you options. That is not hype. That is math. If you are relocating and need time to get here, drive the commute at rush hour before you commit. I-295, SR-9B, and the Shands Bridge all behave differently at 7 a.m. than they do on a Saturday afternoon.
Also, if you are coming from out of state, get your insurance quote and check the flood zone before you fall in love with a house. Relocation buyers consistently underestimate what insurance costs here. That number can change your monthly payment more than a quarter-point on your rate.
