The Real Estate Data Aggregator counted 1,445 homes sold across the St. Johns, South Jacksonville, and Nocatee area in the three months ending July 31, 2026. That is up 7.4% from the same three months in 2025. More homes sold, and they sold quicker.
Realtor.com reported that Jacksonville days on market fell 10 days year over year. The Real Estate Data Aggregator shows the same pull in every ZIP code here. Not one area bucked the trend. That kind of consistency across a whole buy box tells you something real is happening.

Every area is moving faster than it was a year ago. The Real Estate Data Aggregator shows 32258 dropped 17 days year over year. That is the biggest single-year gain in this buy box. ZIP 32259 dropped 20 days, which is also a big shift for a larger, more active market.
How much faster, compared to last year
That speed shows up in another way too. The Real Estate Data Aggregator found that 40.7% of homes in 32223 went under contract within two weeks of listing in the three months ending July 31, 2026. That is up 10.5 points from a year before. In 32259, 27.4% went under contract within two weeks, up 12.8 points. Buyers in this market are not waiting around.

Supply fell hard. The Real Estate Data Aggregator counted 1,374 homes for sale across this buy box in the three months ending July 31, 2026. That is down 29.5% from the same period in 2025. Fewer homes on the market, more buyers competing for them. That math tends to speed things up. Realtor.com puts a wider frame on it: Jacksonville inventory fell 13.7% year over year among the top 50 metros as of September 30, 2026. This is not just a local quirk.
