If you own in Green Cove Springs, pay attention. The Real Estate Data Aggregator counted 288 homes sold there in the three months ending August 31, 2026. That is up 24.7% from the same three months in 2025. No other area in this market came close to that jump.

At the same time, homes for sale in Green Cove Springs fell 13.7% year over year, according to the Real Estate Data Aggregator. More buyers, fewer homes. That combination is what tightens a market.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Green Cove Springs matched that on price, with the Real Estate Data Aggregator showing a median sale price of $367,000, up 2.5% from a year before. But the demand story here went well beyond the national average.

Pending sales in Green Cove Springs rose 15.3% year over year, per the Real Estate Data Aggregator. That tells you buyers are still writing contracts. And months of supply dropped by 1.7 months. That is a meaningful shift in a short period.

Homes also sold faster. The Real Estate Data Aggregator put median days on market at 71 days, which sounds long until you see that it was 30 days shorter than the same period a year ago. That is the biggest time improvement in this market.

How the rest of the market compared

The broader Orange Park, Green Cove, and Keystone market sold 855 homes in the three months ending August 31, 2026, up 7.3% year over year, according to the Real Estate Data Aggregator. Green Cove Springs drove a big share of that growth. The other areas were quieter.

Orange Park proper, ZIP 32073, had the tightest supply at 3.3 months and the fastest median sale at 50 days. The Real Estate Data Aggregator also showed homes for sale there fell 7.6% year over year. That is a lean market, even if price growth was modest at 0.3%.

The Oakleaf area, ZIP 32065, saw a median sale price of $338,450, down 1.9% from a year ago. Homes sold ticked up just 1.4%. Not a sharp move in either direction. The Real Estate Data Aggregator showed pending sales down 2.3% there, so the forward picture is steady, not surging.

Middleburg, ZIP 32068, is the one area where inventory grew. The Real Estate Data Aggregator counted homes for sale up 8.1% year over year, and months of supply edged up 0.1 months to 4.5. Prices rose a modest 1.6%. Buyers there have more choices right now.

Keystone Heights is a different story

Keystone Heights, ZIP 32656, moved in the opposite direction from Green Cove Springs. The Real Estate Data Aggregator counted 37 homes sold, down 26% from a year ago. Pending sales fell 24.4%. The median sale price dropped 7.8% to $295,000.

Months of supply rose 1.7 months to 6.5. That is the only area in this market where supply went up by that much. Sellers there are working harder for each offer.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Rates have climbed too. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That raises the cost of buying everywhere, including here.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national trend. This market is not immune, but the tighter areas like Orange Park 32073 and Green Cove Springs are holding up better than the broader picture.

In short
  1. Green Cove Springs had the clearest demand improvement in this market for the three months ending August 31, 2026. Homes sold jumped 24.7%, pending sales rose 15.3%, and months of supply fell 1.7 months, all without a big inventory build.
  2. Orange Park proper is tight on supply.
  3. Middleburg has more breathing room for buyers.
  4. Keystone Heights is moving slower and showing price softness.
  5. Every area reads differently, and every street can read differently from its ZIP code.
