Baymeadows and Etown prices are splitting, not moving in one direction
National headlines say U.S. house prices rose 2.6% from a year earlier, according to the Federal Housing Finance Agency. That number is real. It just does not describe what happened here. The Real Estate Data Aggregator counted homes in two ZIP codes that cover Baymeadows and Etown. One went up 8.7%. The other went down 1.7%. Same market, same three months, two different stories.
That split is the most important thing a homeowner in this area can know right now. Your neighbor's sale price is not your sale price. A national average is even further away.
The price split, side by side
| 32246 (Etown area) | 32256 (Baymeadows area) | |
|---|---|---|
| Median sale price | $375,000 | $404,000 |
| Price change vs. year before | +8.7% | -1.7% |
| Median days on market | 48 days | 71 days |
| Sale price as share of list | 98.4% | 97.2% |
| Sold above list price | 15.7% | 7% |
In ZIP 32246, the Real Estate Data Aggregator put the median sale price at $375,000. That is up 8.7% from the same three months in 2025. Homes there sold in a median of 48 days, which was 5 days shorter than a year before. Nearly 16 in 100 homes sold above their list price.
In ZIP 32256, the Real Estate Data Aggregator put the median sale price at $404,000. That is down 1.7% from a year before. Homes took a median of 71 days to sell, though that was 20 days shorter than last year. Seven in 100 homes sold above list. Both numbers moved in a better direction than a year ago. The price, though, is still lower than it was.
What is happening with supply
Fewer homes are available across both ZIP codes. The Real Estate Data Aggregator counted 489 homes for sale across Baymeadows and Etown combined in the three months ending August 31, 2026. That is down 26% from a year before. New listings across both ZIPs together came in at 491, down 7%.
Fewer listings mean buyers have less to choose from. That can firm up prices in one ZIP and still leave another softer, depending on what type of homes are coming to market and what buyers in that range are willing to pay.
How fast homes are moving
In ZIP 32246, the Real Estate Data Aggregator counted 32.7% of homes going under contract within two weeks of listing. That is a meaningful share of sellers who did not wait long at all. In ZIP 32256, that figure was 21.4%, up 2.8 points from a year before. Both improved. But 32246 is moving noticeably faster.
Why national numbers do not help you price your home
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a broad average across the whole country. It does not tell you whether your street is closer to up 8.7% or down 1.7%. Those are the two numbers the Real Estate Data Aggregator found right here, in the same general area, at the same time.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings took a price cut in September, the highest share since October 2022. Those pressures are real. They show up differently depending on the ZIP code, the price point, and the specific block.
- One part of Baymeadows and Etown posted an 8.7% price gain.
- Another posted a 1.7% dip.
- Both are in the same general area.
- The Real Estate Data Aggregator tracked this for the three months ending August 31, 2026. A national headline of 2.6% growth, from the Federal Housing Finance Agency, does not split those two apart.
- Only a street-level look does.
One more thing worth knowing: even within a single ZIP code, one street can read differently from the whole. A condo near a busy road, a townhome in a newer section, a single-family home on a quiet cul-de-sac. They do not all move the same way at the same time.
